ITIN mortgage requirements are set by each lender; in the guides reviewed here, ITIN programs appear in AD Mortgage's and Cake's non-QM guides, which require a valid ITIN card or IRS ITIN letter and an unexpired government photo ID, with their own credit score, CLTV and loan-amount limits for ITIN borrowers. On the agency side, Fannie Mae accepts an ITIN in place of a Social Security number but still requires legal residency, Freddie Mac does not buy loans to non-U.S. citizens with no lawful residency status, and FHA requires each borrower to provide a valid SSN. Some non-QM guides require every borrower to have a valid Social Security number, including The Loan Store's and UWM's DSCR investor guides; The Loan Store's states that an ITIN is not permitted.
Agency guides (Fannie Mae, Freddie Mac, FHA)
- Fannie Mae requires each borrower to have a valid Social Security number or ITIN, "in addition to meeting existing legal residency and documentation requirements"; it purchases mortgages to non-U.S. citizens who are lawful permanent or non-permanent residents, and the lender warrants the borrower is legally present.
